Stating that the isolator, which has recently come to the fore as a technology to prevent earthquake damage, is not suitable for every building, Akar Yapı CEO Yücel Evsen said, "Unfortunately, the isolator system, which allows the building to shake without collapsing during the earthquake, damages the neighboring buildings in the adjacent order."
It was stated that the isolator, which stands out as one of the most talked about technologies in buildings with the earthquake, cannot be used in adjacent buildings. Speaking on the subject, Çekmeköy Contractors and Business People Association (ÇEKMÜDER) President and Akar Yapı CEO Yücel Evsen said, "In order to apply a seismic isolator to a building, there should be no buildings on the right, left, front and back of the building, that is, there should not be a contiguous order." Noting that the purpose of the seismic isolator is to ensure that the building shakes like a rail during an earthquake, Evsen said, "In other words, it establishes that balance between the foundation and the building. When the adjacent building shakes, it will hit the other building and damage it. Therefore, the seismic isolator system you built will turn into an empty cost here." Stating that perhaps 30 percent of the construction in Istanbul is contiguous, Evsen said Therefore, he said, insulators cannot be used in adjoining buildings.
"Maliyeti yüzde 15"
Noting that the cost of the isolator in new buildings suitable for use is at least 15 percent, Evsen also gave information about the existing application methods other than the isolator in order for the building to be earthquake resistant. Stating that raft foundations are applied in all existing buildings, Yücel Evsen said, "Ground surveys are being conducted. Apart from this, curtain columns can be used." Speaking about the ground survey process, Evsen said, "There are private companies authorized by our state regarding building ground surveys. They carry out this process by going and drilling the buildings and taking samples from there. This is an event that is completely outside the contractors. The contractor does not interfere with the ground survey. The contractor draws the construction project according to the reports written by the municipality and the ground survey company."
"The way of appointment in building supervision is wrong"
Yücel Evsen, who made an evaluation about the building supervision system, which plays an important role in the supervision of the building, argued that the way of assignment in building supervision is wrong. Evsen said, "You give a small job to a building inspection company in Kadıköy from Şile. Now the man will go to a small villa or 10-15 apartments, then in this case, if he does not go himself, will he send a technician? Therefore, in such small projects, how much the remote inspector can control that work."
"Every building should have an expiration date"
Stating that each project has a tag in all recent projects, Yücel Evsen said, "Therefore, just as a milk we drink has an expiration date, just as a car has a certain mileage, buildings should also have an expiration date." Evsen noted that a building built today will continue very comfortably for an average of 50-60 years, "But we are an earthquake country. As the buildings shake, cracks may occur on the static side. The building may be tired. There may be metal fatigue. It may have taken water. Therefore, the expiration time should be established according to the condition of the building."
